Accomodation

In Sundsvall and the High Coast region you can easily find your future home. There is great flexibility to decide whether you want to buy or rent. Where would you like to live, in the lively city or the calm country side?  

House

In Sweden you can buy or rent a house. When buying a house, prices can vary greatly between big cities, smaller towns and rural areas. Each municipality has local property agents and housing agencies that will show you houses which are for sale. You can also buy a plot of land and build you own house on it.

Tenant-owned apartment (bostadsrätt)

When you buy an apartment in Sweden, you purchase the right to live there and become a member of the respective housing cooperative (bostadsrättsförening). You pay a purchase price, and then monthly fees which cover repairs and maintenance of the building, and sometimes electricity, heating, digital television and internet.

Rental apartment (hyresrätt)

In Sweden apartments are usually classified by their size in square metres (boarea) and number of rooms (excluding kitchen and WC). There are two types of rental contracts available. Both usually include the cost of heating and water in the rent. Other services such as electricity and broadband may or may not be included in the rent. All apartments will have a cooker, fridge and freezer in place and most have a washing machine or access to a shared laundry room.

First hand contracts

On a first hand contract you rent directly from the owner of the building. It can require queuing depending on the housing company. In some municipalities you get free queue points as a new resident.

Second hand contracts

On a first hand contract you sublet from the individual who rents directly from the owner. Normally these contracts are for a limited period of time. The apartments or rooms may be furnished or unfurnished. Landlords often receive many applications, so you should try and respond to listings quickly. And when doing so, make sure to introduce yourself properly and to try and show why you would be a suitable tenant.  

Where to search

All of Sweden’s municipalities have their own housing companies where you can look for flats to rent. In Sundsvall and the High Coast Region these are the companies in our municipalities.

There are also many portals where you can search for rental apartments. The biggest ones are HomeQ and Bostadsportal, but there are others as well. There are also Facebook groups where accomodation is sometimes advertised.

If you are looking for a house or apartment to buy you can find available homes on portals like Hemnet or Booli, which are the two most common for finding ownable homes.
